Job Title: Right of Way Agent Job Description The Right of Way (ROW) Agent, guided by the Lead Agent or ROW Supervisor, is expected to have a comprehensive understanding of all right of way disciplines including title, permitting, acquisition, and documentation. The candidate should be well-versed in property valuation, survey drawings, and alignment sheets. Responsibilities + Assist the ROW Supervisor in providing guidance to ROW Agents. + Secure permission to enter properties from landowners and tenants. + Negotiate for ROW options, easements, fee interests, and curative documents while adhering to ROW price policies. + Assist in developing a construction line based on conditions and restrictions imposed by the landowner and/or tenant. + Maintain a detailed diary of each contact with property owners and tenants, and prepare a detailed weekly activity report. + Keep a comprehensive log of all payments. + Negotiate damage settlements as required. + Support all construction activities as needed. + Document all ROW activities as necessary. + Adhere to the project's Safety Plan. Essential Skills + Excellent communication and people skills. + Experience in sales, real estate, and the utility industry. + Proficiency in acquisitions, permitting, property values, easements, and survey permissions. Additional Skills & Qualifications + Associates Degree preferred or relevant experience. + SR/WA or other IRWA Designation. + Notary Public certification. + Preferred experience in work related to right of way or real estate services for public organizations. + Broad knowledge of procedures for acquiring real property interests for public utility/infrastructure projects, including condemnation. + Familiarity with laws and regulations involving real estate transactions and eminent domain. + Up to 5 years of experience in negotiating land deals. Work Environment The position requires working out in the field, meeting with energy customers about ROW activities. There is a per diem option for candidates outside the State of Wisconsin or those within Iowa but outside a 75-mile radius, structured as a 5-day per diem. Job Type & Location This is a Contract to Hire position based out of Madison, WI. Pay and Benefits The pay range for this position is $31.25 - $38.75/hr.
