Job Skills / Requirements RESPONSIBLITIES u00b7 Reviews monthly financial accounting, completes monthly narrative report with accurate explanation of variances. u00b7 Approves all expenditures; in accordance to management plan, approved procedures and adopted budget and approves invoices for payment. u00b7 Communicates all problems and makes recommendations. u00b7 Completes daily inspections and follow-up on maintenance work and delegates and supervises scheduling of maintenance work. u00b7 Develops task schedules for maintenance and preventative maintenance and handles any and all emergencies that may arise on site. u00b7 Oversees management team practices on employee selection, training, and control, and assures that all supervised employees comply with the appropriate policies and procedures. u00b7 Maintains CMMS and u201cPreventative Maintenance Programu201d for the properties to ensure conformance to manufactureru2019s recommended maintenance. u00b7 Contracts with and maintains excellent professional relationships with tenants and owners of the properties and suppliers, vendors, and professionals servicing the property. u00b7 Maintains inventory controls of all equipment and supplies. u00b7 Maintains property files and records and maintains purchase order system and inventory control. u00b7 Make recommendations for more efficient use of allocated funds and for physical repairs and/or replacements. u00b7 Monitors security and safety procedures including security post orders and operations of fire and security equipment. u00b7 Prepares budget and reviews monthly financial accounting, reporting, and explanation of variances. u00b7 Prepares Management Plan and provides project management for capital projects and major repairs and maintenance. u00b7 Reports and controls payroll information on a timely basis. u00b7 Requires extensive knowledge of all building systems. u00b7 Represents the company in professional manner. u00b7 Responsible for all specifications, bidding, selection and management of all property vendors according to the requirements & approvals of the client. u00b7 Responsible for the financial budgeting, management and performance of buildings under management. u00b7 Responsible for training and development of all personnel assigned and supervises assigned management team, maintenance staff and custodial personnel to ensure that they are performing routine activities and remedial tasks as required. u00b7 Supports the development of the operating budgets and Operations Plan for the facilities.u00b7 u00b7 Responsible for overall property management responsibilities, including maintaining the physical integrity of the properties under management in support of owneru2019s goals and objectives. QUALIFICATIONS + Bacheloru2019s Degree required. + CPM, RPA, or CFM a plus. + Project Management skills necessary. + Excellent written and verbal communication skills. + Above average knowledge of all Microsoft Office products especially Excel. + 5-10 years of related property management experience. + Excellent Communication Skills. + Travel between properties is required. + Strong organizational and analytical skills desired. + Confident, Positive Attitude. + Organizational Skills and project management knowledge. + Experience with multi-million dollar budgets. + Ability to work well in groups. + Proven experience in motivating and managing direct reports. + Valid Florida Driveru2019s License.
