ERS currently offers opportunities that include flexible work schedules.ERS is seeking a Real Estate Portfolio Manager to perform highly complex (senior-level) asset management work. Work involves researching, analyzing, and evaluating private real estate and other investment information to implement approved investment policies and programs. May supervise the work of others. Works under limited supervision, with considerable latitude for the use of initiative and independent judgment.Essential Responsibilities include, but are not limited to:Sources analyzes and recommends private real estate closed-end and/or open-end funds and investment strategies that achieve long-term portfolio characteristics and returns within acceptable risk parameters.Oversees maintenance of standard reporting capabilities of private markets data tracking system, including performance, fees and expenses.Coordinates and supports the activities of legal and operations to ensure execution of investment transactions, capital calls, and distributions.Coordinates with the Director of Private Real Estate and/or Real Estate Consultant to conduct due diligence and analysis on investment decisions in areas such as: General Partner background and history, portfolio performance vs. benchmarks, portfolio performance relative to risk taken, management team size, structure and experience, attribution analysis, investment strategy, deal flow and exit strategies, reference calls with CEOs, co-investors, lenders, LPs, competitors and support professionals.Monitors and maintains existing investments and relationships with fund managers and assists in tracking.Produces standard tracking spreadsheets and charts, including ad-hoc reports for Private Markets.Executes Limited Partner and Advisory Board responsibilities as needed.Follows general economic, regulatory and political developments as well as public and private equity and debt markets municates strategy and investment recommendations through written and/or oral reports and presentations as requested by the Director of Real Estate, CIO, Executive Director, Investment Committee, or Board of plies with the ethical standards and personal investment disclosure requirements set forth in the IPS and the Standards of Conduct for the Investments Division as set forth in the plies with all applicable agency policies and procedures including attendance, leave, and safety policies.Other Duties and Responsibilities:Maintains a good working relationship with other investment staff and ERS employees.Maintains a professional relationship with vendors, GPs and other LPs.Travels domestically and internationally for due-diligence visits, industry conferences, GP Annual Meetings and other functions to develop the knowledge, resources and contacts necessary for quality research and appropriate investment opportunities.Performs other duties as assigned.Required Minimum Qualifications: Your application for employment must reflect how you meet each of the following minimum qualifications:1. Graduation from an accredited four-year college or university with a degree in finance, economics, accounting and/or business. Qualifying experience beyond the minimum required may substitute for education.2. Four (4) yearsand#8217; investment experi nce in real estate.3. Two (2) yearsand#8217; of full-time professional financial management or investment operations experience.Preferred Qualifications: Your application for employment should reflect how you meet the following preferred qualifications:4. Prefer experience working within a financial institution or alternative asset management firm in an investment, asset management, or financial analysis capacity.5. Prefer limited Partner investment experience.6. Prefer masterand#8217;s degree in real estate, business, finance, economics or accounting.7. Prefer Chartered Financial Analyst (CFA) designation or current participation in CFA program.8.
