*Job title:** Assistant Manager, Real Estate Transactions **Reports to Manager:** Sr. Manager, Real Estate **Location:** Norwalk, CT or Atlanta, GA **Summary:** The mission of Newell Brands' Enterprise Real Estate team is to partner with our internal customers to develop and deliver progressive real estate and facilities solutions that create value by supporting growth and driving out costs. The Real Estate Coordinator functions as a liaison between the internal customers of Enterprise Real Estate (ERE), external service providers and other constituencies (i.e. HR, Risk, IT, Legal, EH&S, etc.) involved in the sourcing, delivery, and operation of real estate. Duties and Responsibilities for Assigned Transactions or Portfolios: + Facilitate best-practice based, end-to-end, real estate transactions from initiation of requirement through strategy, implementation, execution, and closeout + Support best practices in lease administration and documentation of transactions for transaction managers + Administer and track critical, contract driven, dates process to ensure that competitive leverage with landlords is maximized in Newell's favor + Partner with Senior Manager, Real Estate to provide internal users and outside advisors summaries, site use requirements and market information to internal customers for new requirements or in advance of lease expirations + Self-perform or, when appropriate, direct brokers in negotiating all business terms and ensure that internal customers are satisfied with services being provided + Track all Real Estate Team's transaction activities through electronic means using on-line tracking, document traffic management, and approval workflow tools + Ensure that the status of all transactions is updated in a timely and accurate manner personally or by other team members/third-parties, accountable for delivery + Provide and catalog site information and conditions for facilities'/project management's use in preparing budget information, test fit plans, space planning and design + Assist Senior Manager in preparation of portfolio review and transaction briefing presentations requiring the collation of data and editorial input from all real estate disciplines + Track and expedite requests for funding approval + Perform initial review of other landlord requests/requirements such as Tenant required preventative maintenance and inspections, estoppels, demand letters, and SNDAs + Participate, as required, in weekly, monthly and quarterly transaction and portfolio reviews including Real Estate Committee/Steering Committee meetings. Support preparation of reports + Review and update real estate best practices, forms and documents and enhancements to processes and toolsets that will improve the quality of real estate delivery + Maintain productive working relationships with internal customers, senior management, legal, tax, risk management, landlords, vendors, and outside brokers Qualifications: + Bachelor's Degree + 1-3 years of experience in real estate transactions, projects, accounting, finance or a related field + Experience with third-party logistics contracts preferred but not required + Strong Excel and working knowledge of other Microsoft products + Ability to handle multiple tasks and assignments simultaneously + Strong interpersonal and collaborative problem solving skills + Highly organized and experienced in streamlining workflow and toolsets + Ability to work with a wide variety of corporate wide functions to assist in the development of short and long range real estate requirements and business proposals + Ability to travel (25%) The Connecticut base pay range for this position is from 69,699 to 95,700.
