Lead Mechanic 7/26/22Full Time--ManhattanJob ID: 005378Description:Position Summary:* *Children''s Aid (CA), established in 1853, is one of New York City''s leading child and family service organizations. Children''s Aid is seeking a Lead Mechanic to join a facilities repair team that maintains the functional, systematic and operational aspects of the agency''s 40+ facilities portfolio.The Lead Mechanic is the functional right hand of the Assistant Director of Facilities Infrastructure''s maintenance team. This team is responsible for the upkeep and continuous improvement of all 40 Children''s Aid physical locations throughout four boroughs of New York City. Every site is unique; sites are owned, leased, or occupied in public locations such as DOE and NYCHA buildings and house different programs varying from Foster Care to Clinics, Education, Community Centers and Administrative offices. The Lead Mechanic is a hands on position that requires experience in multiple trades and project management. The Lead Mechanic will help lead a team of highly experienced and responsive mechanics who travel to varying agency sites daily resolving emergency issues, major and minor repairs, and site improvements.Significant mechanical repair skills and experience in multiple trades, including, but not limited to electrical, mechanical, plumbing, carpentry, lighting, flooring and installations; ** Leadership role in affecting large scale and smaller renovations, utilizing in-house team members or pre-qualified contractors in order to maintain healthy and safe environments for clients, and staff;** Regularly inspect and prioritize agency-wide repairs and maintenance projects. ** Conduct building and capital assessments; Identify and implement space improvements, overseeing construction, electrical, plumbing, painting, HVAC and security systems, through in-house or vendor teams; ** Develop and execute repair and engineering procedures, be familiar with operational budgets including capital/infrastructure, project and administrative. Responsible for tracking costs, approving expenses and keeping projects within budget; ** Responsible for maintaining the highest possible quality level of work environments in all CA sites. Ensure conformance with city, state and federal codes and ordinances; ** Assist with the management of preventive maintenance procedures and process. Responsible for scheduling and tracking all PM requirements as well as PM vendors and contracts. Review all vendor submittals and proposals for cost, scope and accuracy. Solicits bids and contracts with vendors and suppliers for materials and services; ** Review, triage prioritize and implement facilities tickets; make sure tickets are properly assigned and projects are closed out;** Development maintenance plans for on-site custodial and repair teams; ** Coordinate regulatory improvements as mandated by DOB, DOH, OSHA and other bodies such as water treatment, benchmarking, faí§ade and other local law requirements; ** Assist Director with maintenance training sessions;** Oversee shop inventory, supply ordering, PO tracking, tool repair, parts and materials;** Coordinate after hours support schedule, be on call as required;** Other duties as assigned;**Qualifications:* *High school degree/GED required; Some college/trade school preferred; Seven to ten years of facilities management, construction or engineering experience; Working knowledge of mechanical units (HVAC), electrical, grounds care, plumbing, faí§ade/window systems, carpentry; Ability to communicate ideas and directives clearly and effectively, both orally and in writing. Effective, active listening skills. Organizational and problem solving skills. Demonstrated high level of effective leadership skills. Working knowledge of all applicable Department of Building (DOB) Occupational Safety and Health Administration (OSHA), DOH, and other regulatory agencies; Good computer skills - MS suite, BMS, Outlook preferred; 5 or more years of successful experience in the facility management field Experience analyzing problems and developing action plans. Five years of vendor management experience; Build additional capacity in Mechanics through training and educational recommendations. Rotate with teams to provide hands-on approaches to new and best practices for all assigned tasks. Assess all work performed by Mechanics for quality and timeliness. Recommend specific Mechanics for teaming approach to critical work assigned, drawing on their specific strengths.
